Del has sold Commercial and Residential Real Estate 1987 – 2015, predominately to large investors in Florida as a Broker/Realtor. He has sold multi-million $ commercial projects working them from inception to building completion for his clients. What is Mitigation?
Mitigation is when a Mitigation Bank is created by a land owner to convert a property to a functional wetland. Government Agencies grant mitigation credits to compensate the owners for creating a well planned and functional Mitigation Bank. These credits range in value of ten’s of thousands to over a hundred thousand dollars per credit in some areas. These values are usually based on availability of other Banks of similar attributes within the service area.
These Banks are important as they create a functional Wetland for the local habitat and wild life versus small non-functional or small parcels in heavily populated areas that serve very little useable environment for the local wildlife. By following policies of (No Net Loss) or (Like Kind Replacement), the local watershed, wildlife, and society benefits from these exchanges.
Most all cases, developers, government transportation projects and the like are able to more effectively proceed with their projects by purchasing these like credits from large scale and functioning Wetland Mitigation Banks. The Mary A Wetland Mitigation Bank is an area over 2,000 acres restored from previously drained land years ago for farming and/or pasture land in St John’s Water District. Government Agencies and regulators have worked with the land owner to remove modifications that have drained the land many years ago, remove exotics and modify the property to act as a functional Wetland again. In addition, the owner is responsible for the modification, overseeing of the progress and protection of the property both short term and long term.
